PURPOSE
Healthcare systems across the country are under extreme economic pressure from reduced reimbursement for services, aging populations, and the high costs of operating obsolete facilities. Since 2010, 86 rural hospitals have closed and 673 more are at risk of being closed in the near future - leaving gaps in care and empty facilities. Morgan Stanley estimates 450 hospitals are at risk of potential closure. For a fraction of the cost of new construction, these facilities can be transformed into Healthy Villages.
The purpose of the Healthy Villages® Capital Partnership is to provide low-cost financing to complete the capital stack for Healthy Village® Transformation initiatives in a manner which:
- Allows for occupancy costs of tenants/partners to be under determined threshold
- Challenges local communities to provide capital match
- Brings discipline to process and project though underwriting process

• Impact investing assets under management total $228 billion worldwide, up almost three-fold from 2016.
• Morgan Stanley has committed to invest $100 million in the aggregate to qualifying Healthy Village initiative
